Access Statement for Awelon Holiday Cottage
The cottage is located in the village of Rhiw on a cliff
top with panoramic far reaching views over the 5 mile long
beach of Porth Neigwl (Hell’s Mouth Bay), Cardigan Bay and
the Snowdonia Mountain Range.
The village is served by a bus from the town of Pwllheli (17
miles) twice a day, which has a train station connecting to
many midland routes. The Village of Aberdaron is 4 miles
away and has 2 pubs, 2 shops, a post office, independent
bakery and cafes, as well as ramp up to a long concrete
promenade overlooking a stunning sandy beach.
The cottage is down a lane (local authority maintained, with
a good but slightly uneven stone surface) and the car park
with ample spacious parking is approximately 30 metres from
the house. There is a double farm gate which provides access
to a slightly sloping car park with a smooth stone surface.
From this is winding smooth slate path (1.2 metres wide)
directly to a large double door entrance into the new
cathedral ceiling room. This room has continuous slate floor
through to the downstairs lavatory/utility room. The seat
height is 42cm. The large deep sink is 93cm high, and 55cms
deep; the tap is 55cm back from the front of sink. Both the
washer and tumble dryer have doors opening 180 degrees for
easy access. From this room there is a 9 step staircase
which is 72cm with a turn in steps 6,7, and 8 up to a
minstrel gallery. This has a continuous oak floor into the
bedroom through an 82cm split double door to a super-king
size bedroom. This has a loft style restricted head height,
as has the en suite attached to this room which has a lip
free door onto ceramic contrasting non slip tiles. There is
a corner fitted lavatory with seat height of 43cm and an
easy flush button in the centre of the corner cistern. The
bath is lowered for ease of access to 49cms and a full
retractable glass shower enclosure. There is a large grip
combined bath tap, and a separate thermostatically
controlled power shower. The bath is hotel finish anti slip,
and has 70cm access space between it and the radiator. The
basin is 90cms high and is a wide trough with an easy turn
monobloc spigot tap at the left.
At the front of the house a wide (85cm) gate way lead onto
a smooth granite path directly to the wide front door
(90cm), which has a small (10cm) threshold. This leads into
a very spacious (6.4m x 3.4 m) kitchen/dining room with a
dark slated floor. The work surfaces are 91cm in height with
plenty of worktop sockets and a sink and drainer fitted into
the worktop. There is a dishwasher and Aga style range with
two ovens at (50-80cm) and (18-42cm). The fridge freezer is
an “American” style with wide opening doors. The large farm
house table (3.2 m long)is easily accessible on three of the
four sides and has a surface at 79cm and 63 cm of
clearance )
Off the large kitchen, there is a downstairs bunk bedroom on
the same level with the slate in the kitchen. There is also
a ground floor shower room (with a 11Kw electric shower with
safety thermostat and two bright down-lighters) on same
level as hall floor, with 72cm access and a retaining step
of (18cm) into the shower. A shower stool can be supplied on
request.
The kitchen leads up three deep slate steps approx 20cm
high into the living room, where there is a slate walkway to
the back room through a split door (min width 77cm) up 3
slate steps (23/20/20 cms).
The front room has the views over the sea and has a small
step (7cm) from the slate walkway to the contrasting light
berber carpet to a very large living area with triple and
double sofas and two single chairs with foot stools. There
is ample wall, bright ceiling and more subdued table
lighting with electric sockets at skirting height and at
0.5m. This room makes the most of the stunning views through
enormous French windows which lead onto a large slate
terrace at the same height as the living room floor. This
leads onto the garden with a small ramp, or 5 steps.
The living room has Freesat Sky with both subtitles and
descriptive commentary (when broadcast), a DVD
recorder/video recorder and Hi-fi amplifier and high quality
speakers along with Sennheiser cordless headphones that work
for the tv/dvd/radio throughout the entire house. All are
remote controlled.
The upstairs is reached by 9 steps with landing followed by
another step with a permanently fitted safety gate.
A small ramp/step (4cm) leads into the bathroom (with
contrasting flooring) where there is a 1.5m roll top bath
(58cm), a corner (800mm) thermostatically limited power
shower with double sliding doors (45cm) with large grab
handles and a non slip solid shower tray, a sink (80cm) and
a “comfort” hi level toilet (48cm).There are 6 bright
downlighters (one incorporating an extractor fan), a
bathroom mirror with lighting and a shaver socket and a
velux window.
The remaining three bedrooms are off the corridor landing
with (70,74+75cm) doors.
There is a twin single room (56cm between beds) with
dressing table(74cm) and down to floor chest of drawers.
There is also a king size (160cm) bed (70cms) with down to
floor wardrobe, and down to floor chest of drawers.
The double bedroom (140cm) has a combined down to floor
wardrobe/drawer unit.
All the bedrooms have bright over head lights and bedside
lights on each side of the bed. The sockets are all at a
height of 0.5m.
The twin and king rooms both have large windows at 40cms
height giving the wonderful views.
Electric blankets are available by request.
There are smoke detectors in the living room and at the head
of the stairs, and the combined smoke/carbon monoxide
detector at the foot of the stairs issues both an alarm and
a spoken command of the threat and to evacuate.
There is a telephone landline that receives incoming calls
and by arrangement can be used for outgoing calls. All
mobile networks work at the cottage, but Vodaphone and
Orange in our experience have complete reliability.
Medical contact details are in guide to house; a GP and
first response system operates in the area and is based in
Botwnnog (3 miles from house). Cottage hospital and minors
unit (NO A&E) at Pwllheli; full district hospital and A&E at
Bangor, an hours drive.
